商舖風水 二之傷心 Café/ Heart Breaking Café

 

      友人揾舖搞飲食生意，不聽老人言，今回選了八運坐東向西座向（見圖），一連數次選址已露其運程端倪。今云選址有何不好？不計年星及飛星，當中有兩點致命：

  • 有去水無來水兼不聚水
  • 向頭兌、坤兩宮大動土

      熟悉此區都知道此段路甚為「吊腳」，店舖鮮有長年長做長有，駕車人士也知此路段為加速上公路，對面公園出入口與店舖正門並不相通。當日對面泳池重建，當真數十年難得一遇，人們不禁要問：「世上已無舖可覓？」結果租下來發現入則有問題，正門或要從大街內移入大厦內，浪費時間金錢，遑論明堂窄，納氣不足等問題。順帶一提，位處破軍龍，只宜大眾化事業（該路段現有幼稚園、工會中心、街坊福利會、郵局、診所、議員辦事處、輪軚店），食肆如走高檔路線，不合，「聽執」(結業)。

      一年後乙未年某日路過該址，原先封了圍板的入口解封了，門面似乎也完成了裝修；再數月後，該舖換上旺舖招租廣告，真乃出師未捷身先死，後得小道消息結業之死因：

  • 創業者貪平租，地產經紀錯誤引導，誤以為該舖可做食肆，誰不知不但圖則有錯，下層停車場更令消防條例變得嚴苛，增加開店裝修時間及難度；
  • 申請食肆牌照公司經驗不足，將法團申請推到最後（本應為初期先行事項），想先裝修來個硬上弓，結果賠了夫人 …… 又或許根本從來就沒聘用牌照顧問。

風水奇則「呂字廳」 “Miraculous” floor plan

香港寸金尺土，奇則（蹟）難免。圖中上排左二是另類風水奇則「呂字廳」，中宮收窄兼轉向，氣雜不純，並不可取。筆者在「藏品」中選了數張別具心思的作品公諸同好。古代居所一如現今村屋，方正為主，如果有斜邊或呈圓狀，放置家具便費剎思量。從風水方面考慮，非方正多視為「缺角」，影響居者，至於影響誰和顯出甚麼效應，可以從方位與人倫關係上審視。有缺相對自然有凸，如何決定是何者則不能一概而論，如果是父母子女同住，通常取四正向方正圖則單位較少出現問題，而避免另類風水奇則「呂字廳」。

Given the scarcity of land resources in Hong Kong, real estate developers try their very best in maximizing the floor plan efficiency & it is not uncommon to see their miraculous works from time to time. Ancient Chinese residence shape was mostly rectangular & so as the town house in New Territories nowadays. Should there be any tilted lines & round corners, residents would have a hard time arranging the space within. In Geomancy, it is considered non rectangular floor plan usually would have “missing corner(s)” & its effect would depend on which part is missing. The missing part would then in turn reveal which member in the family will be affected. In a relative sense, a shape with missing corner could be viewed as bulging for others & there is no simple way to define which is which in general. For a more conservative approach, choosing a rectangular shape floor plan with a NS or EW bearing would be a safe choice for married couple with kids. The second floor plan counting from left in the top row is not a desirable choice. There are two reasons at least: a) squeezed in the middle & b) bearing change, the different mix of Qi in a unit.
